Buying a Property in France

-Francesca,bonjour.
-Hi, how are you?
-Fine, good, and you?
-Good. Listen I called because I found a flat to buy in Nice, and the owner is the Boss of my son.The employer wanted us to see it tonight, can you and Michel help us decide?
-Sure.
-The address is Gambetta, Nice, three tram stops from your area. 730pm.
-Fine, we will be there.

We arrived at rendezvous,we met the employer/owner of the flat, we checked the property, 37sqmters,150,000euros.Not bad, but too small.
Michel asked my friend(a filipina)

-Do you have money?
-7000 euros only.
-You dont go far with that.
(aray!)
-But the owner, is the employer of my son, and the Boss wanted us only that amount and we can buy this property by mortgage of 500€/month for 20 years, perhaps.
-Sir,(Michel turn to the owner) did you consult the "Notaire"(a lawyer) on this?
-Not yet.
-Do you know that these people cannot buy a property because they are not residents of France yet?
-Oh, I dont know? I know they got visas here.
-Well,Sir, I bought our property, we were required of legal papers(tax declarations, payslips, bank account,residence card of madame,my national identity...)
-Yes, thats why they wanted you to guarrantee them to buy this property, because they dont have those. They will be paying you the 500€monthly.

-WHAAAAT? We are the one buying this and they live here and they pay us 500€ per month for the next 20years?
-Yes, thats the plan.

Michel angrily faced the filipina.A true Michel when upset haha!

-Dont you know that a bank will pay the whole amount of this property to him, and us will pay the bank regularly?

Do you know that there will be an attorney to look into the matter of the sales if done properly and a bank to see if our financial status are stable enough to buy the property?

Do you know that I cannot guarrantee someone because we are still paying our own flat?

Do you know that I dont give guarrantee just like that?

Do you think, you are buying a piece of bread?

How does it goes in your country, no checks of documents, you just give your money?


Michel grabbed me in my arm and told me to go out.He told the owner:
-Im very sorry, we cannot stay. I dont like the situation. Have a nice evening to you, and to you, Madame(filipina)Bon soir.

Ngek, how fast we came in, in ten minutes we were out of the building.
Michel did the blah blah blah to me:

How come you didnt check that they are putting us into trouble?
How come you got a friend like that?
How come....
Besides....
and how come....
Didnt they know....
And that owner, didnt he knew that.....

C'est pas possible ça..!

Yan, if may (si-pa-posible-sa) na si Lolo, it means, he is VERY ANGRY.
I cannot butt in.

Girls, It was a nightmare...
I want to hide. We were almost nearly trapped..!

ngek, lolo's right.. and even if you buy the property, i think you could rent it for more than 500€/month (mahal dyan sa nice, right?).

but i think even if you're not a resident of france, you could still acquire properties here, there are a lot of europeans already settled in france.. when we bought our property here, they didnt ask me for extra papers because i wasn't a resident yet (i still had the one-year renewable visa by then)...

the most important paper anyway that you need to produce here is the guarantee that you could pay the amount.. salary, employment contract, bank account, revenu taxes, etc..
yes francesca , Michel was right, you should be very careful with this kinde of deal coz it could ruin your life and the life of your children (or cats hihi)!

i don't blame michel for being angry! mahirap kayang pumasok sa mga ganung situations!
kapal muks naman, kala ko ba witness or councelor lang kayo, KAYO pala ang bibili hindi man lang enixplain nang babae na kilala mo sa inyo as in kina-usap muna kau FORMALLY! kakagulat talaga pero kahit na may usapan na FORMALITY between you and them si michel di rin papayag kahit ako cguro din very RISKY!

the flat is tooo expensive for what it is.Our poor co filipino thought it is a bargain, but we told them, its not.

I asked my Boss's secretary, if not resident of France, di raw pwede, because they will be asked of source of income, bank accounts, etc etc.

Eh, they dont have. Undeclared pa nga work nila sa amo nila, anobayan!(tagalugin ko na, para pang pinoy undestanding lang, na sila ay tourist visa status here, with future tnt status, nag work ke Amo, tapos, bili na sila bahay dito????

Kaya lalong nagwala si Lolo, haha.

"So what if its the employer's flat of your son?"

If he is very kind, (as they said he is) he could have given it for free...

Lolo is very straightforward, mapalagay ba naman kayo on the spot. but really--it is a dream to own a property in Nice kahit ba saihin mong 35sqm lang!
