Our second Week, Manila Philippines

I heard a lot of condo buyers` agonies and hard ups, that after full payments of their unit:

1.The house was still not finish, because they do not have enough budget
2.The money they paid is not paid off to the real company/developer,there is another subsidiary company as front that took the money.

3.They fully paid the unit,But they didnt know the area is flood prone.

4.The buyers do not stay to live in the units as there is no community (people) living because the area is somewhere in the land of Hiboc Hiboc and no commercial center to buy their daily needs.
5.No people staying in the property as there is no commute, no telephone, no water and electricity. That would be a hard for those Immigrants that plan to stay for good.
6. The construction materials used is butter, not cement. Meaning when you drill a hole in the wall, the drill goes thought like drilling in a slab of butter.

Then I spotted a stall of Ayala Land Corp in Glorietta in one of our mall hoppings during our vacation in Philippines August 2, 2005.They offer preselling of some condominium units .

This is what had been done after that visit.

For four days, I have to haggle Atty Pulido to discuss with them to make a close deal of the property.

It is a condo unit of 42 sq meter, 2 bedrooms, 7th floor , five windows as we choose the corner area facing Shoemart Sucat (Paranaque Branch,) just in front of the road. The site is 10 mins from the airport of NAIA,Duty Free Mall and Coastal Mall, 15 mins from SM Bicutan, 20 minutes from Makro Sucat, 5 minutes away theres a wet market,the site is stragetically located along Dr. A Santos Avenue formerly Sucat Road, that puts you in the center of action.It is 30 minutes from Makati, in fact they go beyond our expectations when we saw the site.

What is our purpose of buying a property in Philippines?
I gather it as this:
1.The price is lower, than buy it after Ten years.

2.Pay it in terms, if one is a dollar earner, the 200 euros monthly is peanuts, we sometimes buy a pair of shoes for that amount(or more if signature label), when we get fed up of the shoes it goes to the bin,

3.For investment, as the property is near commercial areas and near the airport.
Have it rented to your friends visiting the country if you dont plan to live there yet.


4.For good, meaning when we get old Michel and I, get our pension in France, spend it in Philippines where the lifestyle is cheaper, of course depends on what lifestyle we plan to have.

5. We dont worry about the building construction. Let the developer handles it. When it is finished, we just fill in some furnitures and voila.

6. As it is instalment plan,0% interest, we pay it monthly, we dont feel the burden, into petit a petit, tapos na pala bayad, hindi na namin namalayan.
Time goes by quickly.

I am sure this is a good buy, but of course, I would welcome any points to note (from the bloggers)in buying one.

I am from Paranaque. Deadly spot yan.

Remember the flood of about 8 or 9 years ago, where everyone got stranded. That was the major flood point, if you see the bridge along sucat road, make sure you are far from it, but if remember right, SM is right about where that place is.

The afternoon of that storm i spoke of earlier, my cousins were about 20 cars away from the bridge, and they were stuck there for more than 8 hours.

The bridge I am talking about is right before the Public High SChool.

I am talking about SM Sucat. I've lived in BF Homes since 1979. I used to go to school in UP Manila, I know the zone. I used to drive around the area half asleep to take my sister to La Salle, so we would go along sucat road.

I cant recall exactly what year it was that it flooded badly. Pero even with regular rains, IF IT IS BY THE BRIDGE near the High School, bahain yan.

It's your call, just let you know what my experiences are with the area, I dont know if they have done anything about it in the past six years.
have you closed the deal with them? if you are having second thoughts, there's a condo that is being constructed in Makati Ave fronting Aberdeen Court...it's done by Antel...i can vouch for them, they are a family friend...none of your worries will happen...

Gia, i phoned atty pulido, and snabi niya na, even her nastranded 9 years ago, 3am na raw siya noon na kauwi, kasi ang SM Bicutan Taguig area , bahain daw talaga.
then yong high school na bridge, alam niya raw yon. pero hindi daw doon ang site, madadaanan daw from the airport,going sa site pero wala raw siya nabalitaan na binaha ang site kasi araw araw siya alis bahay since 15 years, besides, ang ayala land, hindi bibilhin ang lote for condos if bahain. masisira sila sa buyers, mostly pa naman daw ng buyers ng ayala land, mga bigtimers, kasi nga ang concept nila is sa mga may kaya.Besides malapit sa airport, never heard pa raw niya na binaha ang airport.

pero totoo raw yong nag baha ng grabeh noon dyan sa south superhighway.Damay kami noon, kc sa lower taguig kami dati nakatira.
Girlie, ty. pero if it is not ayala land, yoko. kasi even yong ayala alabang, na maintain nila ang community, hindi pa sira ang ayala alabang so far. I have seen a lot of developers, even some have cases filed against by atty pulido kasi ang mga kano, wala parin condo even bayad na.
marami raw crooks ngayon in buying condo, she recommend ayala talaga sa amin.

Tama ka din, Ayala is really established...makakatulog ka ng mahimbing...
Gia, that area you're talking about, is that "Gatchalian?" kasi yon ang talagang binabaha palagi.

Tubong-Paranaque din ako but where I lived was not a flood-area. Kung nasa 7th floor ka naman, you don't have to worry about flooding. 'Wag ka lang lalabas masyado pag tag-ulan. lol

If I do buy a property in the PI, it would be somewhere in Subic so that it's just outside of Manila. Far enough to escape the city but not too far to have a different dialect.
Dutchman and I have been looking at properties (condo) in Pinas but we just kept on looking haha, no plans of buying anytime soon. My sister in law works for Ayala Land so maybe when we are serious, we can ask her help.

Anywho, what the Dutchman does not like with most condos in the philippines are:

1. Most have windows that are small! you barely have a view.

2. They do not have balconies? (is it because of the pollution?)

3. Most are bad positioned against sun.

4. Most are too close to another building. Not enough space.

Those are some of the things he noticed. Not so much of me since I used to live in a condo before and got used to it. I had a window (floor to ceiling) but not wide enough. The Dutchman kept chastising why they were stupid not make it wider? And he thought the next building was so near that if you're in your birthday suit, your neighbor next building can have fun spotting on you. Haha.

Anyway, Amy do take careful decision on this. I will leave you a few questions (or advice):

1. Don't ever decide when you are emotionally high. Decide when you are back in France, after a couple of weeks. See if you still want it.

2. When is the project completed? Have you background check the developer? Remember pre-selling is always a risk. There were a number of buildings in the Philippines that never made it to the customer.

3. How much is the monthly association dues?

4. Since you are based in France, how many months will you stay in this condo?

5. Who will live there while you are away in France?

6. Have you calculated miscellaneous and maintenance costs (aside from the monthly association dues)?
By the way, like you, I was also thinking (have not planned yet) of investing on a flat/condo/apartment in the South of Europe. Something on my own name and probably lease it. But buying now is not a good option I reckon. The prices in the market are all bloated up due to the real estate hype down there. So I'm going to re channel my hopes to something else while I wait for the market prices to stabilize. A prediction says that it will explode anytime soon. An air balloon with too much air won't hold that long.
mrs friv, yes, subic is a nice area too. we been there last year. the thing is we choose near the airport, bec we got some kano friends asking accom in manila near the airport as they got a flight next day in cebu or davao , and do not want to stay at the center.the site is good bec shoemart mall is just across the road, malapit lang sa kainan and grocery. if they go down from airport, take a cab, ten mins they are there. i looked at the site four days visiting the area 2x, and later before going to the airport, i will drop by to take pictures. sana good buy na ito...

wala nga balcony, kasi iwas ata accident, ewan ko ba? baka kung may bata baka tumalon palabas.lol
merong mga likod ng sun, like in france, kaya firstcome first serve talaga ang pili ng sunrise side.
totoo rin yan, even sa greenbelt dikit dikit na sila. we choose the one facing the swimming pool and other amenities, kaya forever kami may view, and corner area kaya 5 windows, lol. michel debates with them for three hours, kaya tagal pili namin. di ko alam yon buti andyan frenchman. actually 10th floor pili namin, the next day di na available, kaya nasa 7th floor na lang kami.reserved ko ng 20,000 lang para hindi na makuha ng iba.mabilis bilihan sa ayala, dami foriegners noong bumisita kami.

oy tawa ako sa bday suit, totoo yan, na raise yan ni michel, baka raw na sa how do you do kami, may nag nag i spot sa amin, hahaha.
the project is finished in 2 years, may pera naman kasi ang ayala, kaya pwede nila ifinish, and mabilis sila bumenta. parang hot cake, kasi preselling price pa.

monthly dues is 1500 pesos per month, includes na 24 hr security.
while we are in france i will have it rented by daily, weekly or monthly.pag friedns may discount, anak ko mag aasikaso, libre pa sama to dfa or us embassy, etc etc sa mga galing probinsiya.

merong binigay silang total cost 103,000 para sa title change, insurance, water electric installations.pwede ko i email sa hihingi ng copy ng qoutations nila.
payable in two years din, 0% interest.
oy jori, pag dutch citizen ka na, andyan na ba? pwede ka na bili sa france ng property, para kapit bahay tau. mme cudz plans to migrate in france din, michel encouraged them to visit there and find a better work in an american firm.

masaya yon, sama sama tayo. then sa manila kapitbahay rin sa condo, o di ba? wink.
i hope you'll expand ur options, try the fort bonifacio - global city area if you are looking for real estate property that will be a very sound investment as well as one to retire to when you go back to the phils for good...
p.s. in terms of neighborhood, accessibility to market/malls/ as well as the atmosphere/pollutions, .. the fort area is ideal.. ayala has projects there..


in any case, it's you and your husband's decision. we can only suggest.. :D
Hi Ate Amy, wow naman, di ka na ba talaga mapigilan sa kakainvest? Just a question, are you sure it's 0% interest? that surprised me. I was scouting for condos din a year back, pero i settled for a townhouse in the university belt area (near UST), for the main reason that i bought it for my sisters who are staying in Manila (working and studying), i wanted to lift the burden off the shoulder of my parents who were sending monthly allowance to manila for all the bills! in the long run, im thinking of renting the rooms to students.

one point which stopped me in buying a condo is the monthly charges + maintenance etc etc on facilities and services which i will never use like swimming pool, function rooms etc.

jori's right, i background check mo or just ask past investors about their feedbacks. one advantage too of preselling is that you could decorate it according to your taste, you could input your own designs habang di pa finalized yung constructions.

check that 0% interest closer din, i've received different quotations before, and none proposed 0% interest even for 5yrs amortization! i paid my townhouse cash as i found their interest rate too high compared on what you could get here in France.

If ever u want a beach house to invest in, I'm selling mine at Club Morocco, Subic, 20 mins drive from SBMA cheap lang masoli lang nahulog ko ng 3 years and the 100,000pesos na downpayment ko. 6,100pesos lang ang hulog ko monthly payable in 10 years pa! 150 sq.m

I prefer a house............ with a garden or maybe near the sea!

waaah, di ko nabili condo, nawawala ang 0%interests offers after we signed the contract, mama mia. ingat sa mga gusto bumili and take care sa offers na 12%interest. Cash nalang bilhin nyo or take loans abroad, mababa ang interetst sa bigay na loan kesa sa 12% sa pinas!
